Georgia Down Payment Assistance Programs

Buying a home in Georgia can be expensive, especially when you factor in a down payment and other closing costs. A traditional loan requires as much as 20% down, which can make achieving homeownership an overwhelming task in 2024.

Down payment assistance programs are an excellent way for Georgia residents to obtain homeownership. Most states have down payment assistance programs, including Georgia. The availability and eligibility of these programs vary greatly, depending on where you want to buy, your budget, your career, and your income.

At F5 Mortgage, we play a crucial role in helping Georgia residents achieve homeownership. We specialize in overcoming some of the most common challenges, such as coming up with a down payment. Our expertise lies in connecting Georgia buyers to the right mortgage and payment assistance programs, making the homebuying process smoother and more accessible.

Benefits of Down Payment Assistance Programs in Georgia

Down payment assistance programs in Georgia offer a range of benefits, including the following:

Lower Closing Costs

Payment assistance programs reduce the amount of money needed at closing, making homeownership more accessible for Georgia residents.

Potential Tax Perks

First-time homebuyers often qualify for tax credits, which also help to make homeownership more affordable.

Lower Monthly Mortgage Payment

A down payment reduces the loan amount, making your monthly mortgage payments more affordable.

More Money Toward Repairs or Renovations

Qualifying for an assistance loan program after saving up for a down payment could help you cover any necessary repairs or renovations instead.

No Mortgage Insurance Requirements

Putting less than 20% down on a mortgage typically requires mortgage insurance. With a first-time homebuyer’s down payment assistance program, you can sometimes skip this requirement.

Statewide Programs

Georgia Dream Homeownership Program

The Georgia Dream Homeownership Program, administered by the Georgia Department of Community Affairs, offers residents access to affordable financing, down payment and closing cost assistance, and educational opportunities. It is divided into three types, each covering a different population.

The Georgia Dream program targets eligible first-time homebuyers. Georgia Dream loans allow buyers to borrow closing cost needs, usually with zero interest. The Peach Select Veteran Assistance program targets active duty and veteran military members and their families. Peach Plus is a program covering interested buyers who aren’t covered under the traditional or Veteran Assistance programs.

Active military personnel, first-line responders, healthcare providers, and those with disabilities may all qualify for the Georgia Dream Homeownership Program. Eligible borrowers must also be first-time homeowners within the last three years, not exceed household income limits, and have limited household liquid assets. The first-time homebuyer requirement is waived for the Peach Plus and Peach Select programs.

The Georgia Dream Down Payment Assistance program helps Georgia buyers meet down payment requirements. The standard program covers up to 5% of the purchase price or $10,000. Protectors, educators, and healthcare workers can receive up to 6% or $12,500. The CHOICE down payment assistance program is available to those with disabilities and covers up to 6% or $12,500 of closing costs.
