Is F5 Mortgage a lender or a broker?

A broker. The difference matters. A direct lender funds your loan with its own money and can only offer you its own products at its own pricing. A broker does not lend money. We take one application and place it with the wholesale lender whose pricing and guidelines fit your file best, which means the lenders compete for your loan instead of you accepting a single offer.

What states is F5 Mortgage licensed in?

California, Colorado, Florida, Georgia, Michigan, Ohio, Pennsylvania, South Carolina, Texas and Virginia. We are not licensed outside those ten states and cannot originate a loan on a property located elsewhere. The property's location is what governs, not where you currently live.

How does F5 Mortgage work?

You give us the basics of the loan you are after. We run live pricing on your actual file across our wholesale lender panel, compare what comes back on both rate and cost, and bring you real options in writing with the tradeoffs explained. If you want to move forward, we handle the application, the lender submission and the file through to closing.

Do I have to apply to see what F5 can do?

No. Seeing your options does not require a full application or a hard credit pull. A full application comes later, only if you decide one of the options is worth pursuing.

What loan types does F5 Mortgage offer?

Through our wholesale lender network we place conventional, FHA, VA, USDA and jumbo financing, along with cash-out and rate-and-term refinances, streamline refinance programs for eligible FHA and VA borrowers, and investor products such as DSCR loans. Which of these you qualify for depends on your file, the property and current lender guidelines.

Can F5 help if I have been turned down somewhere else?

Sometimes, and it is worth asking. A single bank declining a file means that bank's guidelines did not fit it. Because we work across many wholesale lenders with different overlays and appetites, a file that does not work at one can work at another. That is not a promise of approval, it is simply a wider set of doors to try.

How does F5 Mortgage make money?

On nearly every loan we close, the wholesale lender pays us. That arrangement is called lender-paid compensation and it is our default, which is why most F5 borrowers pay no broker fee. Borrower-paid compensation exists as an option in the market but is not how we price loans and is not required to work with us.

Does F5 Mortgage charge the borrower a fee?

In the overwhelming majority of cases, no broker fee is charged to the borrower, because the lender compensates us instead. You will still have the ordinary costs of any mortgage, such as lender underwriting fees, third-party services like appraisal and title, and prepaid items such as insurance and taxes. All of it is itemized on your Loan Estimate before you commit to anything.

Can a broker steer me into a worse loan to earn more?

Not at F5, and federal rules prohibit it. Our compensation is set in advance and does not vary based on which lender you choose or what rate you end up with. Because we cannot earn more by placing you in a higher rate, our incentive and yours point the same direction.

Will getting a quote from F5 hurt my credit score?

No. Reviewing your options uses a soft credit check, which does not affect your score. A hard credit inquiry happens only if you decide to move forward with a full application, and you will know before it happens.

How do I compare an F5 quote against another lender?

Use the Loan Estimate, the standardized federal disclosure every lender must give you. Because the form is identical everywhere, you can lay ours beside anyone else's and read straight across. Make sure both quotes assume the same loan amount and the same rate-lock period first, then compare section A and any lender credits, which is where genuine differences usually sit.
